Your realtor has just informed you that the seller has accepted your offer!  What is your next step?  HIRE a HOME INSPECTOR.  You typically have only 10 days to get the home inspected. 

1. GET the HOME INSPECTED. 

2. After the home inspection is completed, you and your realtor will go over the inspectors recommendations and do a "reply to inspection". On the reply, typically you will request that the seller fix any MAJOR defects or SIGNIFICANT safety concerns.  Or you may choose to make the repairs yourself after you take possession of the home.  

3. Your realtor will send the "reply to inspection" to the seller's realtor for review with the seller.

4. Most of the time, the seller will agree to make all or some of the repairs that you requested or they may offer you a monetary credit so that you can have the repairs done after settlement.
